ADR (Average Daily Rate)
ADRThe mean revenue earned per night actually booked, calculated by dividing total rental revenue by total booked nights. Excludes cleaning fees and platform charges.
Amenity Fees
Additional charges for extra features such as pools, gyms, or hot tubs.
Annual Revenue
Total rental income earned by a property in one year.
Booking Lead Time
The average number of days between when a guest books and their check-in date.
Booking Pace
The rate at which a property or market is accumulating reservations for a future period compared to the same point in a prior year. A leading indicator of whether demand is strengthening or weakening.
Booking Window
The period in which guests typically make reservations relative to their stay date.
Cap Rate (Capitalization Rate)
Cap RateThe ratio of a property's Net Operating Income to its market value, expressed as a percentage. Represents unlevered return — what you'd earn with no mortgage. STR cap rates typically run 8–14%, vs 4–6% for long-term rentals.
Cash-on-Cash Return
Annual pre-tax cash flow divided by total cash invested (down payment + closing costs + startup costs), expressed as a percentage. Unlike cap rate, accounts for your actual financing. Seasoned STR investors typically target 8–15%.
Cash Flow
Cash FlowThe money left over in a period after operating expenses and debt service (and other cash outlays you model) are paid — what actually accumulates in or leaves the investor's pocket. The core "does this deal pay me?" metric for financed STRs.
Channel Manager
A tool that syncs availability, rates, and bookings across multiple platforms (Airbnb, Vrbo, Booking.com, etc.).
Cleaning Fee
A one-time charge per reservation covering turnover cleaning between guests. A critical revenue and guest experience lever — set too high and short-stay bookings drop; set too low and margins erode on every turn.
Co-Hosting
When a property owner partners with another person or company to help manage an Airbnb.
Concierge Services
Extra services offered to guests, such as tours, reservations, or personal shopping.
Cost Segregation
A tax engineering study that reclassifies property components from 27.5-year depreciation into 5, 7, or 15-year schedules. Combined with bonus depreciation, can generate a paper loss equal to 20–40% of purchase price in Year 1.
Direct Bookings
Reservations made through an owner's website, repeat-guest outreach, or direct marketing channels — bypassing OTA platform commissions. Can increase net revenue by 12–18% per booking versus Airbnb or Vrbo.
Double Booking
When two guests reserve the same dates due to calendar syncing errors.
DSCR Loan (Debt Service Coverage Ratio Loan)
DSCRAn investment property mortgage that qualifies borrowers on rental income rather than personal income. DSCR = NOI ÷ Annual Debt Service. No W-2s or tax returns required. The primary financing vehicle for self-employed and portfolio-scaling STR investors.
Dynamic Pricing
The practice of automatically adjusting nightly rates in real time based on demand signals, seasonality, competitor pricing, and local events. The single highest-leverage revenue optimization strategy for STR operators.
Early Check-In
Allowing guests to arrive before the standard check-in time.
Exit Cleaning
A deep cleaning performed at the end of a guest's stay.
Furnished Finder
A platform connecting hosts with mid-term renters such as traveling nurses.
Gross Yield
Gross YieldAnnual rental income from a property divided by its market value (or purchase price), expressed as a percentage. A quick, unlevered snapshot of how hard income is working against the price of the asset — before operating expenses and financing.
GDS (Global Distribution System)
A travel reservation system used by hotels and STR managers to reach travel agents and booking platforms.
Guest Experience
The overall impression and satisfaction level of a guest's stay.
Guest Screening
The process of evaluating potential guests to reduce risk of damage or fraud.
High Season
The busiest time of year when occupancy and rates are highest.
Host Guarantee
Airbnb's protection program covering certain damages by guests.
House Rules
Guidelines set by hosts that guests must follow.
Instant Book
An Airbnb feature allowing guests to book without host approval.
Keyless Entry
A digital lock system that allows guests to check in without physical keys.
Length of Stay (LOS)
The total number of nights a guest books.
Listing Optimization
The systematic process of improving an STR listing's photos, title, description, amenity tags, and pricing to maximize search ranking and booking conversion rate on platforms like Airbnb and Vrbo.
Market Analysis
The systematic evaluation of STR performance metrics — occupancy, ADR, RevPAR, supply growth, and regulatory environment — in a specific geographic area to determine investment viability before committing capital.
Material Participation
An IRS standard that determines whether STR losses are active (can offset W-2 income) or passive. STR owners with average stays ≤ 7 days who log 500+ hours/year of participation can unlock depreciation deductions against ordinary income.
Mid-Term Rental (MTR)
MTRA furnished rental for stays of 30 days to 12 months, targeting traveling professionals, relocating families, and insurance claimants. Combines STR-level revenue premiums with LTR-level operational stability and lighter regulation.
Minimum Stay Requirement
The fewest nights a guest must book.
Net Operating Income (NOI)
NOIAnnual income after all operating expenses but before mortgage payments, depreciation, and income taxes. The foundational number for cap rate, DSCR, and property valuation. Formula: Gross Revenue − Operating Expenses.
Non-QM Loan
Non-QMAny mortgage that doesn't conform to Fannie Mae/Freddie Mac guidelines. DSCR loans are the most common Non-QM product for STR investors. Rates run 0.5–2% above conventional, in exchange for flexible income qualification.
Occupancy Rate
The percentage of available nights that were actually booked in a given period. Formula: (Nights Booked ÷ Nights Available) × 100. One of the three core STR performance metrics alongside ADR and RevPAR.
OTA (Online Travel Agency)
Platforms like Airbnb, Vrbo, and Booking.com.
Overhead Costs
Recurring expenses like utilities, internet, insurance, and maintenance.
Peak Season Pricing
Higher rates charged during high-demand periods.
Performance Metrics
Key indicators like occupancy, ADR, RevPAR, and annual revenue.
Pet Fee
An additional charge for guests traveling with pets.
Primary Residence Requirement
A regulatory condition in many city STR ordinances requiring that short-term rental permits only apply to the owner's primary home. Non-owner-occupant investors may be entirely excluded from operating STRs in these markets.
Property Manager
A person or company that handles day-to-day operations of a rental.
Property Tax
Annual taxes assessed on real estate by local governments.
Regulation Compliance
Ensuring STR operations follow local laws, permits, and zoning.
Repeat Guest
A customer who returns to book the same property.
Return on Investment (ROI)
ROIA family of measures for how much gain you get relative to what you put in. In STR conversations it often means total return (cash flow + appreciation + loan paydown + tax benefits) divided by equity — but many people casually use “ROI” to mean cash-on-cash or a simple profit multiple.
Revenue Management
The process of setting and adjusting rates to maximize income.
RevPAR (Revenue Per Available Rental)
RevPARThe single most comprehensive STR performance metric. Formula: ADR × Occupancy Rate. Captures both pricing power and demand simultaneously — the industry standard for comparing properties and markets.
Security Deposit
Money held to cover potential damages during a guest's stay.
Self-Check-In
A system where guests can check in without meeting the host.
Short-Term Rental (STR)
STRA furnished property rented to guests for stays typically shorter than 30 days at a time, usually marketed on platforms like Airbnb or Vrbo. Distinct from long-term leases and from mid-term corporate-style stays.
Shoulder Season
The time between high and low seasons when demand is moderate.
Smart Home Technology
Devices like smart thermostats, locks, and cameras used in rentals.
STR Income Calculation Method
How lenders determine qualifying rental income when underwriting an STR loan. Methods vary: market rent appraisal, actual Airbnb/Vrbo history (×75%), or Schedule E. The method used can be the difference between loan approval and denial.
Transient Occupancy Tax
TOTA local tax on short-term lodging guests, typically 6–15% of the nightly rate. Also called hotel tax, lodging tax, or bed tax. Collected by the host and remitted to the municipality. Many OTAs auto-collect in certain jurisdictions.
Turnover
The process of cleaning and preparing a property between guest stays.
Upsell
Offering guests additional services or products to increase revenue.
Vacancy Rate
The percentage of available nights that remain unbooked.
Vrbo
A major vacation rental platform, similar to Airbnb.
Yield Management
Another term for revenue management, focused on maximizing income.
